What does a property management company cost in Phuket?

Sea Inside charges 30% of booking income, and that is all of it: listings on the platforms, pricing, guest communication, cleaning, laundry, minor repairs, reporting and 24/7 support. There is no retainer — until the apartment is booked you pay nothing. The owner keeps up to 70% of the income. Rates on Phuket run from 15% to 35%, but the low ones almost always come with separate invoices for cleaning, linen and maintenance on top.
What the fee covers
- Listing and running the property on 20+ platforms, one calendar with no double bookings, pricing by season and demand.
- All guest communication: booking, check-in, questions during the stay, check-out.
- Cleaning between guests, linen and towels, consumables, minor repairs.
- A monthly statement and payout, plus an owner account showing bookings and income.
What the owner pays separately
- Utilities and internet, condominium fees, insurance and taxes.
- Major repairs and replacing furniture or appliances — agreed with you, quoted before any work starts.
- Preparing the apartment if it is being let for the first time: linen, kitchenware, the small things.
Why 30% and not 15%
- A low headline rate usually means cleaning, linen, consumables and call-outs are billed separately. Added up, the owner often ends up at the same number, only now they have to do the arithmetic.
- We take one fee on actual income: no bookings, no earnings for us. That keeps us on the same side as the owner.
