Nightly or yearly letting: which pays better in Phuket?

Nightly letting earns noticeably more — at the peak a single night costs several times the daily equivalent of a yearly rent — but the income is uneven, it needs managing and it swings with the season. A yearly tenant pays a predictable sum every month and asks almost nothing of you: on our current contracts studios and one-bedrooms in Bang Tao go for roughly ฿25,000–45,000 a month. The choice comes down to whether you want the maximum or the quiet life.
When nightly wins
- The apartment is in an area with year-round demand — Bang Tao, Laguna, Surin.
- You are happy for it to be run properly: pricing, guests, cleaning, repairs.
- You come to Phuket yourself and want to stay in your own apartment sometimes — possible with nightly letting, not with a yearly tenant.
When a yearly tenant wins
- You want steady money with no seasonal troughs and no involvement.
- The property is somewhere nightly demand is weaker — the south of the island, for instance.
- The apartment has no view and no pool: it competes poorly on the platforms, while a yearly tenant may not mind at all.
The middle road
- Sometimes it pays to let nightly through the high season and take a multi-month tenant for the low one. Close to nightly money, with much less going on.
